📄 6(d) Certificate Request

Please complete the form below to obtain a 6(d) Certificate required to sell or refinance your condominium unit. Certificates are typically processed within 10 business days when a request and payment are submitted correctly, unless otherwise specified.

  • Under Massachusetts General Law Chapter 183A, Section 6(d), a 6(d) Certificate is a legal document that must be provided by a condominium association (through its property manager) when a unit is being sold or refinanced. It confirms whether or not the unit owner owes any unpaid condominium fees, special assessments, or other charges to the association.

    This certificate is typically required by the buyer’s attorney, closing attorney, or lender before a real estate transaction can be finalized.

  • Invicta Property Management, as your association’s managing agent, is responsible for:

    • Verifying your account status

    • Ensuring all outstanding balances are settled

    • Issuing and delivering the 6(d) Certificate on behalf of the Condominium Association

    The certificate legally protects the buyer by ensuring they won’t be held liable for any unpaid fees owed by the seller.

    🔔 Important: A 6(d) Certificate will only be issued if the unit account is fully paid and in good standing. Please allow up to 10 business days for processing, unless rush service is requested.

  • The management process fee for the Section 6(d) request will be charged directly to the resident portal. Please note that this fee cannot be paid in cash or by check. Residents are encouraged to utilize the online payment options available through the portal for a seamless transaction experience. All Sales are Final.
