If anyone is in danger, there is a fire, medical emergency, or suspected crime: call 911 immediately. Once you are safe and emergency services are responding, you may then call the maintenance line to notify Invicta.
If the issue threatens health, safety, or could cause major damage, call the maintenance line at (857) 384-4654 right away.
- No heat during winter months
- No running water or sewage backup
- Active leaks, flooding, or major water intrusion
- Smell of gas, smoke, or serious electrical hazard
For items that can safely wait (minor leaks, appliance problems, cosmetic repairs, questions, etc.), please submit a ticket through your Resident Portal. This keeps everything tracked and scheduled quickly.

If your rental unit is not managed by Invicta but the HOA or condo association is:
Inside-your-unit issues (appliances, fixtures, flooring, etc.) must be reported to your owner or leasing company.
Contact Invicta only for common-area issues such as hallways, lobbies, exterior lighting, parking areas, elevators, and other shared spaces.
