  • 1. Lead Vendors (Trial Status)

    Who this includes:
    New vendors interested in joining our network and being considered for job bids.

    Initial Requirements:

    • Make contact with the appropriate Operations point of contact (POC) — not a property manager or general email

    • Avoid sending unsolicited promotional emails to staff

    • Once connected, communicate B2B offers through your designated POC

    Administrative Standards:

    • Must accept online (digital) payments

    • Submit clear, itemized invoices and reports on time

    • Provide detailed digital scopes of work, formatted for e-signature

    • Submit current W-9 and Certificate of Insurance (updated annually)

    Professional Standards:

    • Staff must wear uniforms and present professionally

    • Must be capable of communicating clearly with residents

    • Supervisors must be reachable upon request

    Bid Process Expectations:

    • New vendors are placed on trial

    • You may be invited to bid but should not expect regular work volumes

    • Selection is based on fit, availability, and responsiveness

    • Approved vendors are added to call-out lists over time

  • On-Boarded Vendors

    Who this includes:
    Vendors who have completed trial work and are in active standing.

    Ongoing Expectations:

    • Uphold all standards required of Lead Vendors

    • Submit updated documentation annually (COI, W-9)

    • Communicate proactively with your POC

    • Remain responsive, professional, and ready for integration as needs evolve

    Business Development:

    • On-boarded vendors are encouraged to explore business-to-business opportunities with Invicta

    • Your POC can guide you on expanding services and access to higher-value projects

  • Partnered Vendors

    Who this includes:
    Preferred vendors who are fully integrated with our workflows and systems.

    Benefits:

    • Priority access to bid opportunities

    • Stronger relationships with operations leadership

    • First consideration for time-sensitive or complex scopes

    Expectations:

    • Seamless integration with our systems for bidding, documentation, and communication

    • High responsiveness, reliability, and alignment with Invicta standards

    • Commitment to ongoing process improvement

  • All vendors must submit:

    • A current W-9 form

    • A valid Certificate of Insurance (COI)
      → COI must list Invicta Property Management as the Certificate Holder
      → Must be updated annually
